406 Shunpike: The Linley Estate
Repositioning a landmark Hudson Valley estate through architectural photography, film, and strategic visual storytelling.
Millbrook, New York | Luxury Real Estate | Photography & Film
Spanning more than 197 acres in Millbrook, New York, the Linley Estate is one of the Hudson Valley's most distinguished residential properties. When 406 Shunpike came to market under the representation of luxury real estate brokers Michael Passaro and Andrew Gates, the opportunity was to do more than simply relaunch a property. It was to tell a new story.
I was commissioned to create the architectural photography and films for the property's marketing campaign, developing a visual presentation that could communicate the estate's architecture, landscape, scale, and character to a national and international audience.
The property ultimately sold for $10,450,000, establishing the highest sale in Millbrook in two years and the third-highest sale in the town's history, according to the listing broker.
A New Perspective on an Extraordinary Estate
Even exceptional properties can benefit from a fresh approach to marketing. After spending time on the market under previous representation, 406 Shunpike needed a presentation that would reconnect the property with prospective buyers and communicate its value in a compelling way.
The brokers approached the relaunch with a broader strategy, combining local market knowledge with an expanded New York City network. The visual campaign needed to support that strategy, presenting the estate not simply as a collection of buildings and acreage, but as a distinctive residential experience.
My approach to architectural photography focuses on the relationship between architecture, light, materials, landscape, and the experience of inhabiting a space.
For a property of this scale, the imagery needed to communicate both the intimate architectural details and the extraordinary setting.
The Visual Strategy
I produced a comprehensive collection of architectural photographs and video assets for the property's marketing campaign.
The visual approach extended beyond conventional real estate listing photography. The goal was to create an editorial-quality visual narrative that could serve multiple purposes: luxury property marketing, social media, broker presentations, press outreach, and international editorial coverage.
By combining carefully composed architectural imagery with cinematic video, the campaign gave the brokers a versatile collection of visual assets to introduce the property to a wider audience.
Creative Collaboration
In collaboration with Karen Boyer, I contributed to the project's broader creative and marketing vision, bringing together photography, visual storytelling, creative direction, marketing strategy, and post-production. The collaboration extended beyond image-making to ensure the final visual presentation supported the property's positioning, storytelling, and overall marketing objectives.
National Press & Editorial Exposure
The campaign's reach extended beyond the traditional real estate marketplace.
Photography from the project was featured in Mansion Global, the international luxury real estate publication, in coverage of both the property's original listing and its eventual sale.
The original listing feature introduced the Linley Estate to a broader luxury real estate audience. Following the transaction, Mansion Global again published the property, using imagery from the campaign to illustrate its sale.
This kind of editorial exposure demonstrates the value of architectural photography that works beyond the listing itself. Exceptional imagery can become an important asset for press coverage, brand positioning, and the long-term marketing of significant properties.

The Result
The Linley Estate sold for $10,450,000, against an original asking price of $8,800,000, representing $1,650,000 above asking.
According to Michael Passaro's announcement, the sale was the highest in Millbrook in the preceding two years and the third-highest sale in the town's history.
The brokers credited their collaborative approach, combining local expertise, New York City reach, a fresh marketing strategy, and a competitive bidding environment, with helping bring the right buyers to the property.
For me, the project illustrates what is possible when architectural photography and film are treated as strategic marketing tools rather than simply documentation.
The strongest real estate campaigns do more than show a property. They establish its identity, communicate its value, and give prospective buyers a reason to engage with it.
